Creating your Listing: Description

Description

Preview Text

The Preview Text is the section of text that shows on your listing in the portal search results. It's your chance to entice someone to click through and view the complete property listing.

This section is only short — up to 300 characters long — so it's essential to keep it brief and to the point. Make every word count by only using short phrases and highlighting the property's attractive and unique key features.

If you're appealing to a particular market, for example, investors, the Preview Text is a excellent opportunity to clarify this. Investors will be interested in the potential rental yield, but this can be expanded on with a full calculation in the property description.

Capitalise specific key words so they stand out from the rest. Information like the location, property type, and number of bedrooms are optional here, as they appear as standard on the listing.

Property Description

The Property Description is your opportunity to provide a prospective buyer with all the information they need to make an enquiry. The description is more than just a list of features. It's your opportunity to sell the best aspects of your property and tell a story, inspire a dream or solve a problem.

Remember to use all ten bullet points in the key features section to quickly show off the main selling points of your property. All the details you include here will help your property appear in key word searches at the top of the page. Try to avoid long, drawn out sentences and overcomplicated language, and make sure to check your listing for spelling mistakes and grammar.

It's best practice to include everything a buyer would need to know about the property in order to encourage them to enquire. Make sure to include points such as:

  • Room Dimensions
  • Information regarding parking (driveway, permit, etc.)
  • Location
  • Information about front and rear gardens.
  • The lifestyle offered by the property.
  • Features of each room, such as fireplaces, layouts and windows.
  • If the property is in need of refurbishment make sure to say so.
  • If the property is a rental, explain the situation regarding tenants.
